The Rental Concept
AlpenParks only builds new ski resorts in regions that allow freehold property ownership, where the owner rents out their property for part of the year. We are also the only developer in Austria that continues to manage the resort on behalf of the properties’ owners. We look after everything for you – all you need to do is decide when to visit!
Austrian planning regulations have restricted the number of new developments that can be built on the mountains, in order to preserve the ski slopes. The remaining mountain resorts with planning permission to build new chalets and apartments will be managed and built by AlpenParks.
When you purchase a property through AlpenParks, your initial contract will be for ten years, however the arrangements are flexible, allowing you to use your property for private use for 8 - 12 weeks per year (depending on the development). At the end of ten years when the contract expires, you have the choice to continue to rent your property or to keep it exclusively for private use.
AlpenParks also operates its own holiday rental agency which works on behalf of owners to let and manage their properties, ensuring that they maximise revenue income. The agency retains 20% of rental income as commission (depending on the rental period) and works with all of the largest tour operators to achieve excellent lettings over peak ski and summer periods. If you wish to rent your property privately, you pay a reduced commission of 10% for maintenance purposes.
Rental income is paid quarterly in arrears, and across AlpenParks’ developments, rental income yields a return of between 6% - 7% per annum. Naturally, owners who choose to occupy their property during peak months reduce their income and the decision to do so will depend on the owner’s financial objectives. Even so, owners wanting to use the property during peak times are asked to provide as much notice as possible. However, AlpenParks know that skiers need flexibility – with just two weeks’ notice, the company’s rentals agency can normally accommodate owners’ desire to hit the pistes.
This rental concept is simple, profitable for the owner and very flexible. Now all you have to do is choose which resort to buy into.
